The number the form generates uses closed sales from the past 12 months in your area, weighted by proximity, square footage, bed and bath count, and recency. The data source is the Coastal Carolinas Association of Realtors MLS, the same database licensed appraisers and listing agents pull from in Horry and Georgetown counties.

That makes it a better starting point than national algorithms like Zillow's Zestimate, which rely on aggregated public records and have well-documented accuracy gaps in coastal markets.
